The Property Data Trust Framework

Digital Sale Ready is built upon the Property Data Trust Framework (PDTF), the industry-wide standard that enables secure property data sharing across the ecosystem.

What is PDTF?

The Property Data Trust Framework is often described as open banking for property. Just as open banking created standards that allow financial data to be shared securely between institutions, PDTF creates standards that allow property data to be shared securely across the transaction ecosystem.

PDTF was developed collaboratively by industry participants to address a fundamental problem: property data existed, but it was not trusted. Information was collected, but it was not structured consistently. The same data was requested repeatedly because proof of its accuracy did not travel with it.

How PDTF Enables Interoperability

Standardised Formats

Information is structured according to industry-agreed standards. Data captured by one system can be understood and used by any other PDTF-compliant system without translation or reprocessing.

Provenance

Every data point carries information about its source and the conditions under which it was captured. Recipients can understand where information came from.

Secure, Federated Access

Data is shared through secure protocols with appropriate permissions. Stakeholders access what they need through APIs and secure networks, with full audit trails. Data remains controlled at source while being available to authorised consumers.

Universal Trust

Because data meets consistent standards and carries provenance, ecosystem participants can rely on it. Trust travels with the data.

Why PDTF Matters for DSR

PDTF is what makes DSR more than better document preparation. It is what enables the ecosystem-wide interoperability that DSR envisions.

When data is captured to PDTF standards at the point of marketing, it becomes immediately usable by every other participant in the transaction. Conveyancers do not need to request the same information again. Lenders can access property data through infrastructure providers. The entire transaction operates from a single, standardised data foundation.

This is what enables the transformation: not just better preparation, but a fundamentally different way for the property ecosystem to operate.
